In short

• No advertising networks, tracking pixels or third-party analytics are used on this site.
• We collect personal data only when you type it into a form; browsing creates no record about you.
• Your data is held in a data centre in Germany, within the European Union. This constitutes a transfer abroad and is carried out under the written safeguards required by Turkish data protection law.
• Your information is never sold, rented or shared for advertising purposes.

What we collect

Everything we hold is something you gave us. You can browse the entire site without submitting a form, and in doing so your name, e-mail and telephone number never reach us.

• Contact and enquiry forms: name, telephone, e-mail and the message you write.
• Newsletter: your e-mail address only.
• Reviews: name, e-mail and optionally telephone. The e-mail is used solely to confirm the review came from you and is never published.
• Property management portal: rent collected, expenses and the receipt images belonging to the property we manage for you.

Separately, for security reasons your IP address and browser details are recorded for certain actions: when you submit a review, when you sign in to the owner portal, and when our staff sign in to the management panel. This record exists to detect misuse, not to track your visit.

Cookies

The site sets exactly two cookies, and both are created only when someone signs in. A visitor simply browsing the site receives no cookies at all.

• emlak_oturum — carries the session of staff signed in to the management panel. It cannot be read by JavaScript (HttpOnly) and is sent only over a secure connection.
• portal_oturum — remembers the owner portal access code for three months so the code is not requested on every visit.

No advertising cookies, tracking pixels or third-party analytics scripts are used. This is also why the site shows no cookie consent banner — there is no tracking to consent to.

Third parties

The site does not depend on third-party services to function. Fonts and scripts are served from our own server; no request is made to an external host on your behalf.

There is one exception during the launch phase: until the agency's own photographs are uploaded, some placeholder images are served from an external image library. This dependency disappears entirely as those photographs are added.

Our social media links are ordinary links; no social media widgets are embedded in our pages. Once you follow a link to such a platform, that platform's own privacy policy applies.

Where your data is held

Our site and database are hosted in a data centre located in Germany, within the European Union. This means the server sits physically outside Türkiye, which constitutes a transfer abroad in respect of your personal data.

Our hosting provider processes your data only on our instructions and only to the extent the service requires; it may not use the data for its own purposes or disclose it to third parties. These limits are set out in the written contract signed with the provider.

Receipt and invoice images you upload are also stored on that server's disk. We recommend checking that such documents contain only the information actually needed before sending them to us.

How we protect it

• All traffic is carried over an encrypted connection (HTTPS).
• Passwords are never stored in readable form; they are hashed with argon2id and cannot be reversed.
• EXIF data in uploaded photographs — location, device and capture details — is removed by re-encoding the image on the server.
• Every change made in the management panel is logged together with the person who made it.
• Sessions can be revoked server-side, so a single lost device can be signed out individually.

How long we keep it

• Enquiries and contact records: for the limitation period set out in the applicable legislation after your enquiry is closed.
• Unverified reviews: deleted automatically once the verification window expires.
• Portal sessions: expired sessions are purged on a regular schedule.
• Newsletter subscription: until you unsubscribe, which takes one click from the link in any e-mail we send.
• Property management records and receipts: for the duration of the service and thereafter for the retention period required by tax legislation.

Your rights

You have the right to learn what we hold about you, to have it corrected, to request its deletion and to object to processing. The scope of these rights and how to make a request are set out in detail in the Data Protection Notice.

Changes

When this policy changes, the effective date at the foot of the page is updated. If an update materially changes the categories of data collected or the purposes of processing, we will additionally notify you at your registered contact address.
